Desktop Appraisal

Desktop Appraisal is an appraisal valuation and research process that uses a robust digital software or platform, where tax records, multiple listing services (MLS), and a collection of property photos and data are compiled into an extensive, thorough report. This process is done on an appraiser's desktop.

Exterior/Drive-by Appraisal 

The defining characteristic of a drive-by or exterior appraisal is that the appraiser doesn't go inside the house. The appraiser merely goes out to look at the property – "drives by it," in other words – to take pictures and verify what's there and that it has no obvious defects or damage visible from the outside. The appraiser will then use other sources of data to determine the value. Court records, county records, previous sales data, and comparable properties will all be taken into account when they are determining the property’s value.
